Reviewing the text of the deed to the property will alert you to any restrictions that apply to your next home. Deeds can be accessed online in most jurisdictions and you may also search the title manually by visiting your local county registry of deeds office. Before purchasing the house, it would be wise to check the title abstract, which will show details of deeds going back at least 50 years, to make sure that restrictions placed on the property 20 years ago, for example, were not omitted from the current deed.
